Parkdale, in the City of Kingston, is a quiet bayside suburb between Mentone and Mordialloc, with many post-war homes on good-sized blocks and a growing number of units and townhouses behind them. Original fences on those post-war blocks are often well past their 15 to 20 year life, and replacing the back and side boundaries in one go is often the simplest way to do it. Near the foreshore, wind and salt air are real, so concrete footings and a protective finish on new timber matter. Parkdale is a short drive from our Heatherton base.
Parkdale has many good-sized post-war blocks, and a lot of them now have a second or third dwelling built down the back. Each subdivision creates new internal boundaries and leaves the original side fences running past two or more owners, so working out who shares which section is part of planning the job.
Homes on the bay side of Parkdale cop more wind and salt than those near the Nepean Highway or further inland. Palings on exposed sections grey and weather faster, so we suggest a stain or paint finish once the new timber has dried, and well-sized concrete footings for the posts.
Much of Parkdale is low and flat, and some properties carry a Special Building Overlay for stormwater overland flow. A fence that blocks a flow path can cause problems for you or a neighbour, so check VicPlan for your lot. Where an overlay applies, we talk through the fence design before building.
Parkdale is in the City of Kingston. Kingston’s page says a timber or steel side or rear fence under 2m, set back more than 3m from the street, needs no building permit, and front fences under 1.2m need no permit. Fences over 1m within 9m of a street corner need a building permit and consent. Kingston also has Special Building Overlays for overland flow in parts of the municipality, and on land subject to flooding Melbourne Water may need to be involved, so check your property on VicPlan and confirm with council before you build.
Read the council’s own page before you design: City of Kingston fencing information. You can also look up your address, zone and any overlays with a free VicPlan property report. Rules change and every lot is different, so please check with council before you build. We flag height, corner and overlay questions at the on-site measure.
Sharing the cost with your neighbour. Under the Fences Act 1968, owners generally share the cost of a sufficient dividing fence equally, and you start by giving your neighbour a Fencing Notice (our free Fencing Notice generator does this). On subdivided Parkdale blocks, one original side fence can border two or three properties. Each owner pays toward the section that adjoins their land under the usual Fences Act split, and where a fence sits on common property the owners corporation decides.
Parkdale is roughly 6 km from our Heatherton base, down toward the bay between Mentone and Mordialloc, so it is an easy area for us to schedule. We are based in Heatherton (we do not run a shopfront), and service Parkdale as part of our wider run across Bayside and south east Melbourne.
Generally each adjoining owner shares the cost of the section next to their land. If the units are on one title with common property, the owners corporation decides. Check your plan of subdivision, and we can split the quote by section to make the conversation easier.
Not usually for a like-for-like boundary fence, but an overlay can affect what is built where water needs to flow. Look up your address on VicPlan and, if an overlay shows, check with Kingston council before building.
Let the treated pine dry out for 6 to 12 weeks, then stain or paint it. Our standard build uses hardwood posts set in concrete, which handle the exposure well, and fence painting can be added to the quote.
