Mordialloc sits where Mordialloc Creek meets the bay, in the City of Kingston, and it mixes older homes near Main Street with post-war houses and newer townhouses further back. Properties near the creek and the foreshore can see more wind and damp, so we are particular about drainage around posts and solid concrete footings, and we suggest sealing new timber once it has dried. We regularly work across Mordialloc, Parkdale, Aspendale and Braeside, all close to our Heatherton base.
Mordialloc Creek winds through the suburb to the bay, and properties near it are among the lowest in the area. Some land here carries flood-related overlays (Land Subject to Inundation from the creek, or a Special Building Overlay for stormwater), and ground near the creek can stay damp, so post depth, concrete and drainage around footings need care.
The streets around Main Street and the station include some of the area’s older houses, on blocks that have been altered, extended or subdivided over time. Old fence lines here do not always match the title boundary, so on older properties we check where the existing posts sit against your title before rebuilding.
Like much of bayside Kingston, Mordialloc has steady townhouse and unit development. A new two storey home next door usually prompts a privacy upgrade to 2.1m or lapped and capped palings, and new subdivision boundaries need fences built from scratch.
Mordialloc is in the City of Kingston. Kingston’s fencing page says a timber or steel side or rear fence under 2m, set back more than 3m from the street, needs no building permit, and front fences under 1.2m need no permit. Fences over 1m within 9m of a street corner need a building permit and consent. Kingston notes that Melbourne Water is the authority for Land Subject to Inundation Overlays in the municipality and that both Melbourne Water and council have Special Building Overlays, so check VicPlan for your lot and confirm with council before building near the creek or at the street.
Read the council’s own page before you design: City of Kingston fencing information. You can also look up your address, zone and any overlays with a free VicPlan property report. Rules change and every lot is different, so please check with council before you build. We flag height, corner and overlay questions at the on-site measure.
Sharing the cost with your neighbour. Under the Fences Act 1968, owners generally share the cost of a sufficient dividing fence equally, and you start by giving your neighbour a Fencing Notice (our free Fencing Notice generator does this). If your fence backs onto the creek reserve or other public land, the neighbour is a land manager rather than a private owner, so speak to them about the boundary first. Between private homes, the Fences Act 1968 split applies as usual.
Mordialloc is roughly 7 km from our Heatherton base, straight down toward the bay, and an area we travel to often. We are based in Heatherton (we do not run a shopfront), and service Mordialloc as part of our wider run across Bayside and south east Melbourne.
Not usually, but it pays to check. Look up your address on VicPlan for a flood overlay, and if one applies, confirm with Kingston council or Melbourne Water what it means for structures. On damp ground we set every hardwood post in concrete at a depth suited to the site.
The land manager for the reserve, not a private neighbour. The Fences Act cost split is between private owners, so confirm the boundary and any access rules with the manager before you commit. We can quote your side of the work.
Check your title plan first, and get a survey if the difference looks significant, because rebuilding on the wrong line can cause disputes later. At the free on-site measure we point out anything that looks out of line.
